The contract terms of the 2nd Space hourly room hire service: how booking works, payment, cancellation and the rules on liability.

1. Service provider details and scope of these Terms
1.1. Service provider details

1.2. Scope of these Terms
These General Terms and Conditions (hereinafter: the Terms) apply to the short-term office hire services provided by CROMWELL GLOBAL MEDIA KFT. (hereinafter: the Service Provider) under the brand name “2nd Space” through the website 2nd-space.com.
The Terms apply to every hire relationship between the Service Provider and the Hirer that is created by a booking made through the website.
Under Sections 6:77-6:78 of Act V of 2013 on the Civil Code (the Civil Code), these Terms qualify as general contractual terms. By using the service, the Hirer accepts the provisions of these Terms and acknowledges them as binding.
2. Description of the service
2.1. What the service includes
The Service Provider offers short-term office hire at premises in Budapest, comprising:
- Hire by the hour: from a minimum of 1 hour up to a maximum of 14 hours
- Hire by the day: for a period of 8-10 hours
- Multi-day packages: hire options of 2-5 days
- Furnished workspaces: offices fitted with ergonomic furniture
- Technical infrastructure: high-speed internet (at least 100 Mbps) and printing facilities
- Shared areas: use of the kitchen and break area
- Additional services: meeting room hire, use of a projector
- Security: 24-hour CCTV in the shared areas
- Refreshments: unlimited coffee, tea and cordials during the hire period
2.2. Locations and capacity
The Service Provider offers short-term hire at a single Budapest location, in the office complex at 1054 Budapest, Bajcsy-Zsilinszky út 58.
The office complex contains three separate rooms available for hire:
- New York room
- Washington room
- London room
Each room has its own name, size and capacity. The exact dimensions, capacity, equipment, photographs and other service information for the rooms can be found on the website.
3. Conclusion of the contract and the booking process
3.1. Online booking
The contract is concluded exclusively by electronic means, through the website 2nd-space.com. The steps of the booking process are:
- Registration: the Hirer creates a user account by providing their personal data
- Choice of room and time: selecting the desired office and duration
- Checking the details: reviewing the booking details and the charges
- Payment: online card payment through the Stripe system
- Confirmation: an automatic e-mail notification of the successful booking
3.2. Formation of the contract
The hire contract comes into being upon successful online payment and confirmation of the booking by the Service Provider. The confirmation e-mail contains:
- • the unique identifier of the booking
- • the codes needed for entry:
- - Building entrance code - for getting into the building
- - Door code - for entering the office complex
- • the details of the booking (time, room, charge)
- • contact information
Keeping the entry codes confidential is the responsibility of the Hirer.
4. Prices and payment terms
4.1. Hire charges
The current hire charges can be found on the website. Pricing works as follows:
- Hourly rate: according to the hourly tariff shown on the website
- Daily rate: according to the daily tariff shown on the website
- Multi-day packages: according to the discounted package prices
Prices are exclusive of VAT, which is charged in accordance with the legislation in force (currently 27%).
4.2. Discounts and coupons
- Discounts for returning hirers, depending on how often they book
- These are issued in the form of coupons
- Coupon types: single-use and multi-use
- Discount amount: a fixed sum (HUF) or a percentage (%)
- Only one coupon may be used per booking
- Coupons cannot be exchanged for cash
4.3. Method of payment
Payment is made exclusively online and in advance, through the Stripe system:
- Cards accepted: Visa, Mastercard, American Express
- Currency: HUF or EUR
- Strong customer authentication (SCA) in line with the PSD2 directive
4.4. Invoicing
Private individuals:
- • electronic receipt
- • issued through the Számlázz.hu system
- • sent by e-mail
Companies:
- • electronic invoice
- • company details must be provided
- • submitted to the NAV Online Invoice system
5. Rights and obligations of the Hirer
5.1. Rights of the Hirer
- To use the office for its intended purpose at the booked time and location
- To use the basic services (internet, shared areas)
- To request technical support during working hours
- To submit a complaint if the service falls short
- To amend or cancel a booking in accordance with these Terms
- Exclusive use of the room during the booked time slot
5.2. Obligations of the Hirer
Key obligations:
- • Keeping to time: you may be on the premises only during the booked time slot
- • Leaving the room in order: the room must be handed back in the same condition (furniture in its original position)
- • Entry codes: strictly confidential; they may not be passed on to third parties
- • No smoking: smoking is prohibited throughout the property
- • Capacity limit: the capacity of the room must be observed
Further obligations:
- Careful use of the offices and their fittings for their intended purpose
- Compliance with the house rules
- Accepting liability to pay compensation for any damage caused
- Keeping noise down out of consideration for other hirers
- Tidying up in good time (the last 10 minutes are recommended)
Tidying surcharge: 5,000 HUF + VAT if the furniture has not been put back
6. Rights and obligations of the Service Provider
6.1. Obligations of the Service Provider
- Making the booked office available
- Sending the entry codes by e-mail
- Keeping the offices clean and in working order
- Providing the technical infrastructure
- Complying with data protection requirements (GDPR)
- A 24-hour technical support line
- Operating the CCTV system lawfully
6.2. Rights of the Service Provider
- To terminate with immediate effect in the event of a serious breach of contract
- To claim compensation for damage caused
- To issue a warning and then exclude the Hirer for breaches of the house rules
- To carry out security checks and CCTV monitoring
- To amend these Terms unilaterally
7. Cancellation and amendment terms
7.1. Cancellation terms
- More than 24 hours before: full refund
- Within 24 hours: 100% cancellation fee - no refund
- Force majeure: full refund on production of evidence

7.2. Amendment terms
- More than 24 hours before: free of charge, subject to availability
- Within 24 hours: 100% cancellation fee - a new booking is required
7.3. Consumer right of withdrawal
A 14-day right of withdrawal applies provided the service has not yet begun. The right of withdrawal ends once the service has begun.
7.4. Refund process
Refund requests are normally processed within 1-2 working days, following security checks. Depending on the processing times of the Stripe payment system and of the bank that issued your card, it may take a further 5-10 working days for the credit to appear.
8. Liability
8.1. Damage and compensation
- Deliberate damage: the full loss plus consequential loss
- Negligence: compensation for the actual loss
- Normal use: does not count as damage
8.2. Limitation of liability
The liability of the Service Provider does NOT extend to:
- the loss of valuables brought in by the Hirer
- damage caused by third parties
- interruptions to utility services
- internet outages caused by an external fault
8.3. Insurance
The Service Provider holds general liability insurance up to a limit of 5 million HUF.
9. Force Majeure
9.1. Force majeure events
- Natural disasters (earthquake, flood, storm)
- Epidemic emergencies, government restrictions
- War, terrorism, civil unrest
- General strikes, failure of utility services
- Collapse of critical infrastructure
9.2. Procedure in the event of force majeure
- Immediate notification
- An alternative arrangement or a full refund
- Neither party is liable for a breach of contract arising from force majeure
10. Data protection provisions
10.1. Basis of data processing
- Legal basis: performance of a contract (Article 6 GDPR)
- Data processed: name, e-mail, telephone, billing address, CCTV recordings
- Purpose: booking, invoicing, keeping in contact, protection of property
- Retention: accounting documents 8 years, other data 5 years, CCTV 72 hours

- • Areas covered: shared areas only (corridors, entrance hall, kitchen)
- • Purpose: protection of property, personal safety
- • Storage: 72 hours, then automatic deletion
- • NOT monitored: workspaces, offices, washrooms

10.4. Rights of data subjects
- Access to personal data

12. Termination of the contract
12.1. Ways in which the contract ends
- Expiry of the hire period (automatic)
- Mutual agreement
- Withdrawal or cancellation
- Immediate termination for breach of contract
- Impossibility of performance due to force majeure
12.2. Grounds for immediate termination
The Service Provider may terminate with immediate effect if the Hirer:
- • deliberately causes damage
- • endangers the safety of others
- • engages in unlawful activity
- • shares the entry codes without authorisation
- • exceeds the capacity of the room
- • breaches the smoking ban
- • disturbs other hirers
- • overruns the booked time
- • fails to restore the original furniture layout
13. Settlement of disputes
13.1. Governing law
Hungarian law applies, in particular the provisions of the Civil Code.
13.2. Jurisdiction and competent court
- Consumer disputes: the place of residence of the Hirer or the registered office of the Service Provider
- Business entities: the Buda Central District Court / the Budapest-Capital Regional Court
13.3. Alternative dispute resolution
- Mediation
- Arbitration (Hungarian Chamber of Commerce and Industry)
- The online dispute resolution platform
14. Miscellaneous provisions
14.1. House rules and timing
Important rules on timing:
- • you may be on the premises only during the booked time slot
- • the rooms are used back to back, one booking after another
- • arriving early: please wait in reception or in the shared area
- • the last 10 minutes: to be spent tidying the room
- • the original furniture layout must be restored
14.2. Further provisions
- Severability: the invalidity of one provision does not affect the others
- Confidentiality: business secrets remain protected after the contract ends
- Contact: by e-mail, to the registered address
- Subcontractors: the Service Provider is entitled to engage them
15. Amendment and entry into force of these Terms
15.1. Right of amendment
The Service Provider reserves the right to make unilateral amendments:
- Because of a change in legislation
- Because the service is extended or changed
- Because the business model changes
- For security or technical reasons
15.2. The Terms in force
The current version of the Terms available on the website is always the governing and valid one.
These Terms enter into force on 1 October 2025 and remain valid until withdrawn. Bookings already made are governed by the Terms in force at the time of the booking.
